How it works
insurance replacement cost estimator takes your inputs and produces dwelling replacement cost, personal property coverage needed, coverage gap (or surplus), gap as % of needed coverage. Estimate the true replacement cost of your home and belongings for proper insurance coverage. You provide 5 inputs: Home square footage (number) (default: 2000); Local rebuild cost per sq ft (currency, in dollars) (default: 175 dollars); Personal property value (currency, in dollars) (default: 50000 dollars); Current dwelling coverage (currency, in dollars) (default: 300000 dollars); Personal property coverage (% of dwelling) (percent, in percent) (default: 50 percent). The calculator returns 4 outputs: Dwelling replacement cost (the primary result); Personal property coverage needed (a secondary output); Coverage gap (or surplus) (a secondary output); Gap as % of needed coverage (a supplementary figure). Insurance is the mathematics of rare but catastrophic events. The right coverage amount depends on your assets, income, dependents, and risk tolerance — not on rules of thumb. This tool computes the actual figures so you can compare premiums against the expected value of protection. The underlying formula: Dwelling replacement = Sq ft × Cost per sq ft | Gap = Needed coverage − Current coverage With the default values, dwelling replacement cost is computed from the interaction of every input field — change any one of them and the result updates immediately, so you can stress-test different scenarios without re-entering the whole form. Adjust the inputs to match your real financial situation. The defaults are realistic starting points, but every person's circumstances differ — your actual income, expenses, rates, and timelines will produce a different answer. Use the tool iteratively: start with the defaults, then change one variable at a time to see which factor has the largest impact on your outcome.Formula
Dwelling replacement = Sq ft × Cost per sq ft | Gap = Needed coverage − Current coverage
Tips
- Market value ≠ replacement cost. Land is included in market value but does not need insurance.
- Check local rebuild costs with contractors — they vary widely by region.
- Underinsurance is the #1 homeowner insurance mistake.
- Review replacement cost annually — construction costs rise 3–5% per year.
